Calculation notes & prototype scope

NOI = rent after vacancy + other income − operating expenses. Operating expenses include management fees, but exclude debt service, capital reserves, acquisition costs, depreciation, and income taxes.

Cash flow = NOI − principal and interest payments − capital reserves. Cash-on-cash return divides annual cash flow by down payment + closing costs + initial improvements. Cap rate divides NOI by purchase price.

Debt-service coverage = NOI ÷ annual debt service. An all-cash purchase has no debt coverage ratio. Break-even occupancy assumes rent changes with occupancy, other income stays fixed, and management fees vary with collected income.

Projection grows collected rent and other income at the rent-growth assumption; fixed operating costs and reserves grow at expense growth. Vacancy and management percentages stay fixed. The loan is fully amortizing at a fixed rate; no balloon, refinance, sale, or appreciation is modeled. Projection horizon is shorter than the loan term.
