Price varies ±10%. Broker fees and selected percentage/standard transfer estimates scale with price. Other inputs remain fixed.

Against your net target

Required price assumes the same fees, credits, tax allowance, and payoffs. This is a calculation, not a market valuation.

A CLEAR TAX ALLOWANCE

365-day tax proration

Annual tax basis ÷ 365 × calculated seller days. Days run from January 1 to the potential closing date, with closing day included or excluded as selected. The daily rate is displayed rounded; calculations use full precision. Confirm the tax basis, day allocation, and final amount with your closing provider.

COMPARE THE POSSIBILITIES

Three prices. One clear comparison.

Same cost assumptions

Calculation notes & prototype scope

Estimated net proceeds = sale price − mortgage and other payoffs − Listing Broker fee − Buyer’s Broker fee − closing costs − buyer credits − repairs − prepayment penalty − warranty − pre-sale costs − tax proration + agreed propane and signed closing adjustments. A negative result means estimated cash is needed to close.

Broker fees are entered separately for the Listing Broker and Buyer’s Broker as seller-paid percentages of the sale price. Each fee is editable and can be zero. The sample percentages do not represent required or standard rates. Fixed quotes remain the default. Optional title-rate and WI standard nonexempt transfer estimates vary with price; confirm applicability with your closing provider.

Taxes use the annual tax basis you enter, divided by 365 and multiplied by the seller day count. The day count is calculated from January 1 of the closing year through the selected potential closing date. You can include or exclude closing day. Calendar days include February 29 in leap years; the divisor remains 365. Verify the tax basis and allocation for your transaction.

Payoffs and adjustments: use payoff quotes including interest and fees through closing. Earnest money is already part of the sale price and must not be added again. Mortgage escrow refunds are excluded unless you enter a separate confirmed adjustment. The repair allowance represents seller-paid work beyond any buyer credit; avoid counting the same item twice.

Scope: illustrative cash at closing before income or capital-gains taxes, moving costs, or a next-home purchase. Not an ALTA settlement statement. Inputs are saved only when you choose a save action. Save in this browser stays on this device. Account saving requires the dedicated service to be configured and a signed-in account. Account analyses are private; agency branding does not share them. A saved account snapshot retains its report branding. Calculations preserve the 365-day method and separate broker fee assumptions.
